The Stirnkorb Company Inc has acquired apartments and land for apartments since 1972.
We work with commercial and non-profit clients.
We specialize in affordable housing projects, which target moderate and lower income households. We believe these projects have unlimited present and future market potential.
Most of our recent apartment acquisition efforts have been directed at locating projects for tax credit development, for both new construction and rehab. These projects have special technical requirements and require extremely long escrows, tied to periodic tax credit awards.
Although property sellers are understandably very reluctant to enter into these transactions, we have been very successful, because we have developed creative buying strategies to encourage Sellers to work with us.
These strategies have enabled Community Housing of North County, our largest non-profit client, to acquire five projects with us in the last three years: in Oceanside, Fallbrook, and Lakeside. Under the aggressive leadership of Sue Reynolds, its new Executive Director, Community Housing has grown into the most successful non-profit housing developer in San Diego County during this period of time.
We also have acquired land for commercial investors for apartment development, both zoned, and unzoned. We have completed rezonings and general plan amendments for major apartment projects for both affordable and market rate apartment projects.
We also form partnerships to acquire and develop properties. We can permit and build out properties if warranted.
We are currently exploring new land and apartment rehab investment opportunities and we invite inquires from investors.
