Mobilehome Parks & Park Conversions
The Stirnkorb Company Inc has been involved with mobilehome parks and manufactured housing since 1979 with San Diego Countys National Award Winning Blue Ribbon Committee which promoted the creation of new affordable manufactured housing communities using state of the art housing technologies and innovative planning, financing, and land use strategies.
We developed the first mobilehome park condominium in the State of California in 1983 in order to make it possible for a group of retired mobile home park residents to purchase their park when the current owner threatened to close the park and convert it to a shopping center.
We helped them buy the park and convert it to a condominium form of ownership in which each resident received fee title to the space on which his mobilehome was sitting. Each space was individually financed with a separate title policy, loan, and grant deed.
Converting Parks to Resident Ownership: The Park Encinitas Story, an article we wrote for the Western Mobile Home Parks Association Journal, details this procedure. (LINK). The process has become a model throughout the state and nation and is an example of the innovation we apply to the acquisition process.
Working with Gerry Gibbs a San Clemente attorney, we pioneered the resident ownership concept. We have worked with him on more than a dozen projects.
Gibbs has set up a non-profit corporation to purchase parks for residents, The Associates Group for Affordable Housing, which is in the process of purchasing the Pioneer Pines mobile home park in Bakersfield through our firm.
We believe that most permanent mobilehome parks will eventually end up in some form of resident ownership, and we work with private investors and non-profit corporations on these park purchases.
We believe that park conversions can provide a uniquely stable and secure type of investment opportunity for private investors under proper circumstances.
